At our 19th anniversary luncheon this past Monday. we reviewed. our history. The trials and tribulations we've had to deal with for 19 years and especially our accomplishments. the last 12 months.

Who manage PT. Bali Luxury Villas, Best Bali Real Estate, and soon to be Bali Luxury Retirement Villas.

It has been a long, exciting, rewarding 19 years.

 We have endured a federal government downfall, horrific bombings, the worst recession since the Great Depression, volcanic eruptions, serious earthquakes, and the worst pandemic in 100 years. 

Through it all, we have persevered and grown, thanks to you our dedicated team and our loyal customers.

Average Occupancy

It has been almost a year and a half since the Bali International Airport opened after the pandemic.

I am pleased to report that our occupancy rates have exceeded even my expectations.

We have had above-average occupancies for 75% of the year so far, and record occupancies for 44 % of the months.

 Diva and Ratih have proven that they are capable of taking care of business, and we are grateful for their dedication and hard work.

Twenty years ago, I predicted that our average villa occupancy rate would be 70%.

I am proud to report that we have exceeded that projection, with an occupancy rate of 77% so far this year.

·     "These Villas are positioned in a great location in Sanur. Walking distance to a great restaurant called Sala, a little supermarket across the way, a reputable money changer, a chemist & soooo much more. The beach & the boardwalk is literally a 10 minute walk too. Our Villa had a fully equipped kitchen, a T.V, a lounge & dining table overlooking our pool. Our bedroom was fully air conditioned, so we slept very well. The staff were wonderful & nothing was too much trouble. 24 hour security as well."

Housekeeping

·     Wayan, the manager, has done best job I’ve ever seen him do in the many years we’ve worked together.

Security:

·     Security has been doing a great job signing in on whatsapp every few hours.

·     A big Terima Kasih Banyak to Security Manager Wayan who has done excellent. Job, hiring and training new staff. Taking care of late check-ins. And always gets a smile out of them when he sends his photo.

Gardening:

·     Our gardeners have been working very hard to improve the areas.

·     New blocks being installed through out

·     Gede has done a great job on organizing outside people to take down huge trees and supervising repairs.

Pool men:  

Managed by Ketut have been doing a great job. Never have a complaint about pools.

Engineering.

•       Agung has done a great job at Keeping old pumps running. Nyoman and Gusti. Have worked really hard in very hot conditions to almost complete all the apartments.

•       Gusti has done a marvellous job of reorganizing the garbage and make sure that it all gets picked up and taken away on time.

Reception:

•       Diva and Ratih have done marvellous job with record occupancies.

•       Had some nice compliments from owners

Accounting:

·     Huge increase in invoices. Accounting has done a magnificent job.

·     Financial statements have been completed on time better than ever. Thanks to Putu and Annie.

Sales:

• Sales brochures have been placed in the villas with the latest inventory.
• The top floor apartments are ready for sale and I am beginning to market them heavily.
• New videos for B.E.A. have been created.
• The final building permit for the Bali Luxury Retirement Villa has been completed and construction will begin next week.
Sales of rentals will continue to increase. We have raised prices by approximately 35% since the beginning of the year.

Rentals:

• Apartments 4, 5, 6, and 7 are now ready for rental and have been listed on Airbnb.
• Apartment number 8 will be ready for rental in December.

Legal & Licensing:

• Azizah my Partner & Notaris has done a wonderful job of reorganizing all the company files, licensing, etc. 
• She completed the building permit for the Bali Luxury Retirement Villa in record time.

 Advertising & Marketing:

• Banners are the best bang for my buck in terms of advertising. I have put up 4-banner on Karangsari and have already had many calls.
• I have also had calls from Jade and Golden Banners.
• I will put up two more banners At designations that Gusti has found this week.
• If you have friends or relatives who would allow us to put up a banner in front of their property for the next six months, please let me know. We will pay 100,000 Rupiah

Best Bali Real Estate: Sanur's Future Next Year

Sanur is one of the hottest areas in Bali right now with the creation of the new medical tourism center Bali Interational Hospital. 

Many people are also tired of the gridlock traffic on the West Coast and are moving to this side.

I have added almost 10 new listings to the Best Bali Real Estate website. 

Goals for our 20^th. Year:

·        Detailing and Modernizing many villa walls, ceilings, furniture, fixtures, and appliances.

·        Starting on November 4th, villas BEV-A 6 & 7 will be under construction.

·        We will finish construction and furnish the top floor of Bali Emerald Apartments

·        We will increase our rental rates by 10% and our occupancy rate by 10%.

·        We will sell 4 Bali Luxury Villas and 4 Bali Emerald Apartments.

·        We will begin construction on Bali Luxury Retirement Villas. and sell BLRV #1.

·        We will put up more billboards for Bali Emerald Apartments and the new Bali Luxury Retirement Villas..

·        We will improve the lobby and reception area.

·        We will finish building the pool for Bali Emerald Apartments

·        We will continue to have a satisfaction rate of 90% or higher.

Summary:

One philosophy that changed my life was that of the famous philosopher Napoleon Hill who wrote “Grow Rich With Peace of Mind”.

He said. “What the mind can conceive and believe, the mind can achieve.”

Conceive:

I conceive that in the next 12 months, Bali and Sanur will undergo the fastest growth in rental and real estate sales demand in it’s history.

I believe this will happen primarily because of two major developments in Sanur: the Bali International Hospital and the Icon Mall in Sanur.

Believe:

The Bali International Hospital is rumored to employ upwards of 3,000 staff, many of whom will be high-income earners, technicians, doctors, and even international doctors. 

Where are they going to want to live? 

You know the answer to that: Sanur, of course!

In the next 12 months, the first stages of the new Icon Mall will be completed, providing, for the first time ever, a mall in Sanur, a theater, and many very fine restaurants and shops. 

It also will have thousands of employees who will who will need to live close to the mall.

Achieve:

As a result of these two developments, Sanur will rise above other hectic areas of Bali to become the number one spot for baby boomers, who represent 25% of the population of the world and have 50 % of the cash.

They want to retire either full-time or part-time In a place like Bali with a cost of living that's 70% less than most places in the world. They want to enjoy safety of. And they can go in the stores. clubs, Etcetera, and not be shot by somebody with an A. Cave. rifle. They want to know they're not going to be bombed. as they are in Middle East. and Europe right now. And they want to know that they can walk out every day in sunny, clean air and live in paradise for the balance of their life.

Therefore, there will be the largest increase in rental demand and sales demand in Sanur in its history.

And we will be a part of that, as we have a long track record of satisfying Baby Boomer clients with a current 90% satisfaction rate.

 

 For the past 26 years that I've lived here, when I talked about living in Sanur, they used to call it "snore," meaning it's a very quiet place, primarily for senior citizens. 

And they're right.

My new saying is: "Sanur is not snore anymore. Sanur is not snore anymore."

So, lets have as round of applause to the future of Sanur and PT. B.A.L.I. and to the next 12 months, which will be the most exciting and prosperous in our history.
