Jakarta, CNBC Indonesia - Tourism in Bali has indeed improved a little, but foreign visits are still relatively low. The Advisory Council of DPP AHLI (Association of Hospitality Leaders Indonesia) I Nyoman Astama assessed that this happened because tourists from potential countries were still hampered, such as China and Japan.

"Several sources of guests before the pandemic were China, in terms of large volumes, these have not yet come to Bali, so the impact of the arrival of flights that have been opened to Bali is not sustainable.

It feels because the expected guests as before have not happened because there are several guest markets such as China, Japan, India, which are not yet normal," he told CNBC Indonesia, Thursday (30/6/22).

As a result, stretching tourism has not yet been felt. Even though the potential for additional visitors is still very large. "If we look at more than 60% for the normal season, it has not yet entered Bali.

In the high season, the hotels look full," he said.

Other countries such as India cannot be underestimated. Many Indian people who wish to return to visit Bali, the number is there but not large. Unfortunately, there are other obstacles.

"There are some that come in, only our national air planes haven't flown there yet, so that's the problem," said I Nyoman Astama.

However, there are other countries that are subscribed to entering Bali, he is Australia. This country is one of the biggest contributors of tourists to Bali.

"Australia can be opened and you can go to Bali. From June to September, school holidays in Australia will definitely help foreign guests, especially Australia," said I Nyoman Astama.

"Moreover, there are already 5 flights from Australia. For international, of the 20 airlines that fly to Bali, 5 of them are from Australia, there are Qantas, Tiger Airways, there are also Jetstar and Batik Air and Virgin Australia.

This is a very positive thing because the international market is booming. can come to them with airline access.

As one who has lived in Bali the past 23 years, of which 17 years were managing 55 luxury villas rentals I can attest to the fact that Bali is not back to normal yet!

When I've travelled on the rare occasion reluctantly to the West Coast tourist communities of Seminyak and Changgu I can understand why some people feel that due to the gridlock traffic that has returned tourism has returned as well but not true.
.
China for example, normally Bali’s second largest tourist market, is still recovering from a massive lockdown in cities such as Shanghai and Beijing.

They certainly are not travelling overseas at this point but it looks like they are finally getting control of Covid and perhaps will see that market return as well in the near future.

What I am happy to see is that Sanur, Bali's original tourist area and the location of our PT Bali Luxury Villas is bustling seemingly as if it's back to normal.

72% Occupancy:


One surprising fact is that just after the international Airport opened in the month of May we enjoyed 72% occupancy at our PT Bali Luxury Villas.

Why that is shocking is because before the pandemic normally May would be a slow month with only 60% occupancy, so it was 12% better than normal.

June slowed down somewhat, as it always does, and we only enjoyed a 45% occupancy which is similar again to pre-pandemic.

If all our bookings hold true and there are few cancellations we should enjoy upwards to 70% occupancy in July and perhaps 80% in August.

The good news.

Unless things get really crazy in the Ukraine I believe even the Ukrainian war will start to wind down in the near future as Putin has obtained one of his major goals of a land bridge to the Crimea.

When he does call a truce oil price will drop significantly therefore causing a decrease in inflation and perhaps stalling any future rises in interest rates.

Pent Up Demand:

Remember that citizens around the world have not travelled for two and half years and there is a pent-up demand to get out of their hometown and their country and go someplace for thrill.

Bali is number one on Australians and New Zealanders lists.

Chinese, Koreans, Japanese, Indians will soon swarm to Bali.

Much better-than-expected.

So, I will repeat my prediction that I made at the beginning of the year. 

Barring any unforeseen circumstances and a major escalation of the Ukrainian war involving other countries Bali Tourist arrivals are going to increase exponentially from this point into the near future.

1.5 Million Tourists For G20 Conference:

Let's not forget the fact that in November Bali will be hosting one of the largest conferences it has ever had when it hosts the G 20 conference for the major Top 20 countries in the world.

Government officials believe it will attract upwards to 1.5 tourists for the event.

Dramatic Increase in Bali Real Estate Demand:

Along with the increase in tourism will be a dramatic increase in real estate demand and prices.

Especially since Australia and New Zealand and even Canada and America's love affair with real estate has probably ended with the rise in interest rates.

Bali will become one of the hottest real estate markets in the world the next 2 to 3 years because it is starting at 20% to 50% off the prices in 2019.
